1. QUIET TIME: 30 minutes after sunset until 7:00 A.M. Please be considerate of others. Lessee must ensure that potentially disruptive sounds, including but not limited to voices, television, radios, musical instruments, equipment, power tools, etc. shall not travel beyond the Lessee’s RV Site.

2. CHECK-OUT TIME IS 12:00 P.M. Due to previous reservations, if you plan on staying longer, the earlier you re-register, the better your chance of keeping your site.

3. SPEED LIMIT: Please observe a speed limit of no more than 10 mph. Cruising, reckless or unsafe driving is prohibited.

4. CHILDREN: We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. Please use good judgement if you decide to leave your children unattended when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior.

5. PETS: Please maintain control of your pets. Pets must be licensed and maintain current rabies and other inoculations. Female dogs and cats must be neutered or spayed. The limit is for only 2 pets allowed on leash. Owners must clean up after their pets. Pet droppings must be immediately cleaned up and MUST be placed in plastic bags, tightly sealed and disposed of in trash containers. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Pets are prohibited from common area facilities, including, but not limited to, the General Store, the Gathering, Restroom/Shower, Laundry, etc., other than legitimate assistance animals. The same rules apply for cats as for dogs. Cats are inside pets only. If outside, they must be on a leash with the owner at all times. These rules are for health reasons as well as the respect for others. Animals cannot be vicious, dangerous, or create a nuisance that interferes with the peaceful use or enjoyment of the premises by others.

6. SEWER: Sewer connection – a positive sewer seal at both ends of sewer hose is required. New Mexico law requires that a sewer hose must be fastened using a connector or a rubber donut. No rags, ashes, clothes, feminine products of any type (including tampons), diapers or other improper artifice shall be placed into the sewer system. Due to potential damages to the sewer system, powdered soap must not be used.

7. TRASH: Trash will be collected from the RV Site once per week. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the community is important to us. Sites are to be kept clean and orderly, as determined by management. Please leave the Laundry as you would like to find it.

8. RV MAINTENANCE: Repairing or performing vehicle maintenance in the Community (including, but not limited to oil and fluid changes) are prohibited. Washing vehicles is permitted within the Community within designated areas. However, each RV may be washed on site once every 3 (three) months unless otherwise authorized by Management.

9. INTERNET: Wireless Internet service (the “Service”) is for our Lessees. We do not guarantee the Service or specific rates of speed. Users are responsible for ensuring they are running up-to-date anti-virus software on their wireless devices. Users must be aware that, as they connect their devices to the Internet through the Service, they expose their devices to: worms, viruses, Trojan horses, denial-of-service attacks, intrusions, packet-sniffing, and other abuses by third-parties. Users must respect all copyrights. Downloading or sharing copyrighted materials is strictly prohibited. The running of programs, services, systems, processes, or servers by a single user or group of users that may substantially degrade network performance or accessibility will not be allowed. Users understand that wireless Internet access is inherently not secure, and users should adopt appropriate security measures when using the Service. Smugglers’ Roost, LLC shall not be held liable for any damage, undesired resource usage, or detrimental effects that may occur to a user’s device and/or software while the user’s device is attached to the Service. The user is responsible for any actions taken from his or her device, whether intentional or unintentional, that damage or otherwise affect other devices or users of the Service. The user hereby releases the Smugglers’ Roost, LLC from liability for any loss, damage, security infringement, or injury which the user may sustain as a result of being allowed access to the Service. The user agrees to be solely responsible for any such loss, infringement, damage, or injury.

10. NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED.

11. PARKING: One RV and two (2) additional vehicles only per RV Site. Please, park on the RV Site and out of the main drives.

12. CLOTHS LINES ARE NOT ALLOWED. ELECTRIC SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED. Smugglers’ Roost, LLC is not responsible for any electrical components on RV’s.

13. CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.

14. DRUGS: Illegal drugs of any form are prohibited on the property of Smugglers’ Roost. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.

15. LIABILITY: All community facilities and equipment are intended for the convenience of the guests. Any and all persons using the facilities shall do so at THEIR OWN RISK and consent. Smugglers’ Roost, LLC is NOT RESPONSIBLE for accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The Lessee is financially responsible for all individuals or pets at their site for any/all damage to the community.

16. These rules are for health, cleanliness, legality and welfare of all.

17. Smugglers’ Roost, LLC reserves the right to evict or refuse service to any person or persons who break or disregard any Rules and Regulations without refund. Smugglers’ Roost, LLC reserves the right to make changes to the Rules and Regulations and fees when necessary.
