  • Financed Price is $18,500.
  • Down Payment of $2,750 is required upfront.
  • Balance financed is $15,750 ($18,500 Principal less a $2,750 Down Payment).
  • Actual monthly payment based upon the terms outlined is $399.46.
  • 48-month Term
  • 10% simple interest rate.

  • Full Site: Electric service shall be provided by Smugglers’ Roost, LLC.
  • Other cell phone carriers do not currently provide coverage.

Monthly Maintenance Fee:

  • There is a Monthly Maintenance Fee to cover the cost of electric to operate the well which supplies the water to the Site and to maintain the water/commercial septic system. Water, garbage pick-up and Wi-Fi are included at no additional charge. Please please see fee amounts below & note that the Monthly Maintenance Fee is assessed based upon residential impact. Therefore, if a Leaseholder only has one residence (RV, Tiny Home, etc.) located on multiple Sites, only one Monthly Maintenance Fee would be assessed.
  • Premium Site Lease: $26.25 per month per residence, billed annually.
  • Monthly Maintenance Fees are subject to change based upon actual costs.
