All sites are Full Hook-up with water, commercial septic, three (3) electrical outlets: (2) 50-amp & (1) 20-amp GFCI. Trash disposal & community WiFi services are also provided at no additional cost. Leaseholders are responsible for a Monthly Maintenance Fee as outlined below.

Payment via credit card will incur a 3.4% surcharge.

Full Site: Electric service shall be provided by Smugglers’ Roost, LLC.
Community WiFi via fiber optic is available.
Verizon provides 4G cell coverage.
AT&T, T-Mobile, Google Fi & Mint Mobile provide LTE cell coverage.
Other cell phone carriers do not currently provide coverage.
There is a Monthly Maintenance Fee to cover the cost of electric to operate the well which supplies the water to the Site and to maintain the water/commercial septic system. Water, garbage pick-up and Community Wi-Fi are included at no additional charge. Please please see fee amounts below & note that the Monthly Maintenance Fee is assessed based upon residential impact. Therefore, if a Leaseholder only has one residence (RV, Tiny Home, etc.) located on multiple Sites, only one Monthly Maintenance Fee would be assessed.
Premium Site Lease: $27.50 per month per residence, billed annually.
Monthly Maintenance Fees are subject to change based upon actual costs.
